DETAILED DESCRIPTION

Exterior Condition: The exterior is in excellent condition. Polished and buffed in 2020. Panels are very straight with a couple of scratches but no dented panels. No Hail Damage. Aluminum Body Panels: All original. Windows and Seals: No broken windows, all windows open and close with the turn levers, seals are shrinking but all in place. Entrance Door: No damage to the door and the lock works , hinges are in good shape and solid. Exterior Hatch Covers and Locks: the large hatch cover in the front area is 2 part plastic and the outer layer of plastic is broken (though it still works fine) The 2 smaller hatch covers are metal.
Interior Layout / Sleeping Areas: Front pull-out sofa, Center Twin Beds, Rear Bathroom. There are 2 beds with storage cabinets above and below the beds.
Interior Condition: Original interior intact and in overall good condition considering the age. The couch material is worn, but original and the frame solid. There are 3 pull out drawers under the couch. The wood shelf behind the couch under the front window has some delamination. The original windows next to the door are jalousie The original table extends and is free standing along with the original 2 folding chairs. The original countertop is hinged and extends from over the stove top to create extra workspace. The double basin sink is original. All the lights are original and work on 12V/120V and there is one original gas light (working) in the kitchen area. The kitchen has lower and upper cabinet storage and there is a pantry cabinet next to the refrigerator. The bathroom in the rear and is all original with a large vanity/sink. There is shower/toilet along with a large closet. The large closet door (oak) in the bathroom is hinged and in excellent condition. Interior Hard Surfaces Condition Walls are painted original zolatone and is in excellent condition. All the wood is oak and in excellent condition. The countertops/sinks are original and in excellent condition.
Upholstery and Other Soft Surfaces Condition The material on the couch/pull out bed in the front is original but worn, the back of the couch lifts off to become the outer part of the pull out bed. This bed is very comfortable. Blinds and Curtains Location and Condition All the windows have material curtains (worn and not original material) that slide (t2 glides) along the original top rail.
Sub Floor and Floor Coverings: The only soft spot is right next to the door.
Floor Coverings: Tile flooring is original 9 x9 inch tile except for the area in front of the door where we replaced some tiles and a few tiles are loose
Appliances: The stove top/oven is original but 1 of the 4 burners was removed (still have the burner). The refrigerator (2 way) was replaced but is in the original cabinet. The refrigerator has been tested and works well.
Hot Water Heater: The Bowen 9 gallon gas water heater is original model G-110 but we never used it so unknown if it works.
Sinks and Taps: The kitchen (double) and bathroom sinks are in excellent condition. The taps are chrome and have some pitting.
Plumbing System : The plumbing system is original with no known leaks.
Fresh Water Tank: The air pressurized fresh water tank is original and air pump works and we think it is 20 gallons.
Gray Water Tank: None
Black Water Tank: Original and think it is 20 gallons.
Toilet The toilet is original in good condition with seat but is missing the top cover.
Bathroom Layout and Condition: The rear bathroom has the original folding door with a separate shower/toilet area, large vanity/sink with storage below and above and a large hinged door closet.
Air Conditioning? No AC on this trailer.
Electrical System: Original 20 amp/120. New 12V battery for the 12V system. No Solar.
Trailer Weight and Tongue Weight: 3170 / 290 lbs.
Rolling Gear - Tires / Brakes / Bearings: Original tires - will need replacement before towing. Original one axle. Tire Sizes, Age and Condition Original tires 7.00-15LT 6 ply includes original spare tire. Brakes and Hubs Original. Wheel Bearings Original but should be repacked.
Signal and Marker Lights: No Trailer Emergency Breakaway Cable. Hitch Receiver Size? 2". All exterior lights working. Pigtail 7 round functions properly
Accessories Included with Sale?: - 4 Original stabilizer jacks - 50 ft power cord - sewer drain hose - assorted original service manuals - roller wheel over tongue jack
